Important things To Do

New Immigrants

Thousands of new immigrants arrive in Canada each year. Most may be coming to Canada for the first time and if not well informed, they may have a different understanding from the reality on ground. Canada has multiple time zones, the weather and demography is different from city to city. Each province has it’s own laws. Regardless, everyone in Canada enjoy a lot of things in common. Some new immigrants may not make as much money as they did before coming to Canada, although in most cases things often get better as such people get better integrated into the system.

Arrival At Airport

At Resettle In Canada Inc., we want our clients to arrive safely and experience no stress. Some basic documents should be with you upon arrival. you can’t immigrate to Canada with a diplomatic, gov’t service or public affairs passport.

You must have your valid passport and/or travel documents with any related documents like Confirmation of Permanent Residence (COPR) and your permanent resident visa (if applicable). You should also have proof you can financially support yourself and your family.

Upon your arrival, a border officer from CBSA who will make sure your permit is still valid and check other intel to be sure you can enter into Canada. If any issue at that point please call our direct number asap. We will try get one of our consultants across if possible. It is not common to be refused entry at this stage, and this almost happened once to someone who was our client but lied to us, and lied to immigration. We partially resolved the issue but they still had to face the consequences of misleading immigration officials.

If you’re admissible and there are no problems when you arrive, the officer will allow you to enter Canada. Ensure you have the address of where you will be staying, or try make arrangements to have a mailing address in Canada.  Parents who share custody of their children should carry copies of the legal custody documents, or a consent letter. 


Getting a place to live is as important as it is in any other country as it is in Canada. The basic human needs like shelter, food and clothing are all the same. Visitors and new immigrants will need a place to stay once they arrive. Some may have the option of staying with a friend or family. Confirming such accommodation before arriving is a priority.

Arriving and staying in an hotel, hostel or Airbnb is temporary and good option for those who want to arrive first, before searching for a home. These are short-term housing options and can be arranged online.

Rental properties has its own requirements, and such requirements are not always easy to have. Same with the purchase of a home, which requires a down-payment of multiple thousands of dollars. A knowledgeable and professional realtor will be very helpful to provide the much needed guide and solution. Most times you won’t be paying the realtor if you are buying or renting.

Buying A Property

To buy a house to live or as an investment in Canada is worthwhile financially in the long run. As a new immigrant you have the option to pay the full amount, or pay 10% or 20% of the purchase price if you are approved for a mortgage by a lender, most likely a bank or private lender.

A potential buyer must have good credit, down-payment or the full amount, must be employed, and their income matters if they will need a mortgage to be able to buy the property.

Several factors will affect the price. The neighborhood, city, size of property, style, quality, age and much more. Other expenses after buying the home: utilities, maintenance, cable, property taxes, property insurance, etc.

Renting A Property

Renting is a very popular option for most new immigrants. Young and old Canadians also rent. The most successful people also rent, and this should not be seen as a negative. 

A room in a shared space is approximately $550 at at 2020 in most cities, maybe $50 cheaper in the suburb. A full 3 bedroom house will rent for about $2200 and this doesn’t include heat, hydro, and cable internet which may all cost another $350.

Available options are high rise apartment buildings which are managed by a building manager or management company. Rentals are also available through a real estate agent who will communicate with the landlords.

If you do not have references or good credit history, the landlord may not want to approve to have you as a tenant. Landlords prefer someone who is employed and have other documents to show they have credit and work history.Craiglist and kijiji are also used to search for properties.

Other Docs To Bring

Other documents you may need include: marriage certificates, driver’s licence, including: an International Driver’s Permit, a reference from your auto insurance company, adoption papers, separation or divorce papers, birth certificates, baptismal certificates, letters of reference from former employers, trade or professional certificates and licences, car registration documents, school records, diplomas or degrees for each family member traveling with you. An updated résumé. Make photocopies of all these types of documents, in case the originals get lost. Be sure to keep the photocopies in a separate place from the originals.

Essentials To Carry

A few documents are basics to enter into Canada. A Canadian immigrant issued visa, Confirmation of Permanent Residence for each family member traveling with you a valid passport or other travel document for each family member traveling with you. A detailed list of all the personal or household items you’re bringing with you a list of items that are arriving later and their money value. Don’t pack these documents in your luggage. Keep them with you at all times.
